Holidu updates this booking data every week, so it keeps pace with your season. Because it comes from bookings made through Holidu, the numbers won't always match rates advertised elsewhere. That's intentional. And local teams across Europe stand behind the data, so an Account Manager can walk you through your setup.

One curve, four seasons, rules set once
Dynamic Pricing sorts your next 14 months into four season types — Peak, High, Mid and Low. It uses real local demand, not the calendar. You set minimum stay, weekend markup and your check-in and check-out days once per season type, and they apply to every date in it. Three controls shape the curve: price level moves everything up or down, minimum and maximum set the hard limits, and seasonal effect decides how sharply prices swing between seasons. What used to take an afternoon now takes three sliders and a preview.
See the new prices before anything changes
Nothing changes until you say so. Before you confirm, you see your new nightly rates next to your current ones, date by date. One thing to know: the guided setup replaces your existing prices and season settings, including any changes you made to single days. The preview shows you exactly that, and you can fine-tune any date afterwards. The curve is a starting point, not a lock-in. And if you'd rather look at it with someone, your Account Manager can go through the preview with you.

A price that was right in March isn't always right in September. After about four weeks, Holidu starts recommending changes to your category and price level, based on how your holiday home is doing against similar properties nearby. Every recommendation comes with the reason behind it, and you apply it with one click. Nothing changes until you approve it. Automatic optimization, when you want it
When reviewing recommendations no longer feels like a good use of your week, switch on automatic price optimization. Holidu then adjusts your price level for you — always inside the minimum and maximum you set. Every change stays visible in your price history, and you can switch it off and go back to manual pricing at any time. It supports you; it doesn't decide for you. Adjustments follow your own booking data, so expect the first ones a few weeks after you turn it on.

What is Dynamic Pricing?
Dynamic Pricing builds and maintains a 14-month price plan for your holiday home. Instead of creating seasons by hand, you choose how you want to be positioned in your local market and set your limits. Holidu then builds a price curve from real booking data and keeps recommending changes as demand shifts.
Where do the prices come from?
From completed bookings of similar holiday homes in your region — properties in the same area with the same maximum occupancy. Cancelled bookings don't count. It's what guests actually paid, not what hosts were asking. Holidu updates this booking data every week.
Will it overwrite the prices I've already set?
Yes. The guided setup replaces your existing prices and season settings, including any changes you made to single days. You'll see your new prices next to your current ones before you confirm, and you can fine-tune any date afterwards.
What do Budget, Comfort and Premium mean?
They set which group of similar holiday homes you want to compete with. Budget prices you with the more affordable end of your local market. Comfort prices you around the average. Premium prices you with the top end. Where there's enough booking data for your property, Holidu marks the best fit.
Will it price my holiday home too cheap?
Your minimum price is a hard limit — Dynamic Pricing never sets a nightly rate below it. And it optimizes what you earn, not how full your calendar looks. One thing to know: discounts are applied on top of your nightly rate, so a discounted final price can end up below your minimum. Raising your minimum or adjusting your discounts fixes that.
Will it price my holiday home too high?
Your maximum price is the ceiling and prices never go above it. For hosts who are already renting out, the average price level stays stable — optimization happens inside your own limits, not by pushing everything up. If the whole curve still feels too high, the price level control brings all 14 months down at once.
Do I pay extra for Dynamic Pricing?
No. It's part of your Holidu service — no separate subscription, no extra fee per property.
Do I have to switch on automatic optimization?
No. It's off until you turn it on. Many hosts start with recommendations only. They apply what makes sense with one click, then switch automation on later, once they've seen the suggestions work for their holiday home.
I switched it on and nothing changed. Why?
Adjustments follow your property's own booking data, so the first ones usually come a few weeks after you turn it on. In the meantime your prices are already up to date from the setup. And every change appears in your price history as it happens.
Are cleaning fees and taxes included in the suggested prices?
No. The suggested prices are nightly rates only. Cleaning fees, taxes and other charges stay separate and aren't affected.
Will this change bookings I've already received?
No. Confirmed bookings stay at the price they were booked at. Dynamic Pricing only updates rates for nights that are still available.
Why don't the comparison prices match other booking sites?
Because the comparison is built from completed bookings made through Holidu — what guests actually paid — not from rates advertised elsewhere. Some difference is expected, and it's intentional: advertised rates tell you what hosts hoped for, not what guests paid.
I don't see Dynamic Pricing in my account.
That usually means there isn't enough booking data in your region yet to build a reliable curve. Your Account Manager can tell you how your area is doing.
What if I want to manage prices myself again?
You can, at any time. Switch off automatic optimization, edit single dates and price ranges directly in your calendar, and carry on as before. The price curve is a starting point, not a lock-in.
