Homeowner Website

You can set extra fees for your property in the "Additional fees & Protection" section of your Holidu listing. Guests must see all fees before they confirm a booking, so set your amounts before you publish or update your listing. This guide explains which fees you can set and how to configure them.

Additional fees

You can set the following types of fees:

  • Cleaning fee: A fixed amount for end-of-stay cleaning. Guests pay it when they book through the booking channel. Hosts never collect it on-site.
  • Security deposit: A fixed amount that covers potential damage to your property. We recommend it. Collect it before or at check-in. You refund it unless damage occurs. For Airbnb bookings, Airbnb handles this under its AirCover protection.
  • Additional fee per guest, per night: A charge for each guest above a set number, up to your property's maximum capacity. This lets you offer lower prices for smaller groups while keeping the whole property available. This fee applies the same way in every season.
  • Taxes: Mandatory governmental or regional taxes, such as eco tax, tourism tax, camping tax, or other local taxes. The rate on the day of check-in applies, even if it changed after the booking was made.

How to size the additional guest fee

Divide your nightly base price by your minimum occupancy. For example, if your base price is €200 per night for 8 guests, €25 per extra guest per night is a sensible maximum. You can set a lower amount, but a higher amount may make your listing less competitive.

How to set additional fees

  1. Log in to your Holidu account and select the property you want to edit.
  2. Go to Configuration, then Additional fees & Protection.
  3. Click Edit and enter the fees you want to apply.
  4. Click Save.

Amenities with extra fees

In the same section, you can also set charges for certain amenities. You can configure fees for bikes or e-bikes, electricity, pets, bed linen, towels, beach or pool towels, breakfast, cribs, and high chairs.

To set these fees, go to Configuration, then Additional fees & Protection. Scroll down to Amenities with extra fees, click Edit, enter the amounts, and save your changes.

Booking.com and Airbnb may charge guests automatically for some of these amenities, such as bed linen, towels, electricity, or pet fees. If you configure a fee for these items, the booking channel charges the guest at booking. On Airbnb, Airbnb's commission applies to these fees. Airbnb also enforces your maximum number of pets, so set any extra pet fee in your Holidu account.

Non-configurable fees

You cannot set some fees in your Holidu account, such as late check-in, late check-out, or special service charges. Instead, describe these charges in your own property description. This lets you explain any on-site charges or service fees in your own words. Learn how to generate your property description.

Important rules for setting fees

By law and under channel rules, you cannot charge fees based on usage, such as per kWh, litre, or kilogram. All fees must be set per night or per stay. If you are unsure which fees are common in your region, our local teams can advise you on typical fees for your market.
